ANNOYING QUESTIONS THAT PROPERTY BUYERS ASK REAL ESTATE AGENTS IN UGANDA.

Annoying questions that property buyers ask.

As a real estate agent in Uganda, you have probably encountered a range of questions from property buyers. While some questions may be straightforward and easy to answer, others can be downright annoying. Here are some of the most common annoying questions property buyers ask real estate agents in Uganda, and how to deal with them.

1) "What's the lowest price the seller will accept?"

This is one of the most annoying questions that property buyers ask real estate agents in Uganda and yet it's also the commonest. At first it looks like an innocent question since It's understandable that buyers want to negotiate the best deal possible, but asking for the lowest price can be a waste of time. Sellers in Uganda typically set their prices based on the current market value of the property and their personal financial needs, so there is often little room for negotiation. Instead, you should focus on discussing the property's features and benefits and explaining why it's priced the way it is.

2) "Can you find me a house with a swimming pool and a large garden for UGX 120M?"

Some buyers have unrealistic expectations about what they can get for their money. While it's possible to find properties with swimming pools and large gardens in Uganda, they are likely to be a lot more expensive than an average house. It's important to educate buyers about the local market and manage their expectations. Explain that they may need to compromise on some features if they have a limited budget.

3) "Can you show me properties in every part of the city?"

Buyers who want to see every property in every part of the city can be exhausting for real estate agents. It's important to narrow down the search criteria based on the buyer's needs and preferences. For example, if they are looking for a family home, you may want to focus on properties in family-friendly neighborhoods. If they are looking for an investment property, you may want to focus on areas with high rental yields.

4) "Can you take me to see that property right now?"

Some buyers can be very demanding and expect real estate agents to drop everything they are doing right now to show them properties on demand. While it's important to be responsive to buyers' needs, it's also important to manage their expectations. Explain that you need to check the availability of the property and the seller's schedule before scheduling a viewing. You should also make sure that you have all the necessary documentation and information about the property before showing it to buyers.

5) "Can you tell me everything about that property?"

Buyers who expect real estate agents to be walking encyclopedias about every property they show can be frustrating. While it's important to have a good understanding of the properties you are selling, it's impossible to know everything. Instead of trying to talk about everything, focus on the key features and benefits of the property, and be honest about what you don't know and what you know.

6) "Why has this property been on the market for so long?"

This question can be frustrating for real estate agents in Uganda because there can be a variety of reasons why a property hasn't sold yet. It could be overpriced, in a less desirable location, or in need of repairs or renovations. Its also possible that the seller was previously not  commited to the selling process. Instead of focusing on why the property hasn't sold, try to highlight its positive features and explain why it may still be a good investment opportunity for the buyer.

7) "Can I make a low ball offer?"

Some buyers in Uganda may try to make a low ball offer on a property in an attempt to get a better deal. While it's important to negotiate the best possible price for your clients, it's also important to be realistic. Explain that a low ball offer may not be accepted by the seller and could risk upsetting him and losing the property altogether. Instead, encourage buyers to make a fair and reasonable offer based on the market value of the property.

8) "Can you help me get a mortgage?"

Some buyers may expect real estate agents in Uganda to help them secure a mortgage for their property purchase. While it's important to provide guidance and advice on the mortgage process, it's not typically the responsibility of the real estate agent. Instead, refer them to reputable mortgage lenders or financial advisors who can help them secure the best possible financing options.

9) "Can you find me a property that's exactly like that one but cheaper?"

It is highly likely that "a property that's exactly like that one" a buyer is interested in will come at a similar price, and cheaper alternatives may be located in areas the buyer is not interested in or lack desired features. While some buyers may hold unrealistic expectations about finding a property with all their desired features at a lower price, it's better to look for properties that offer good value for money and meet their needs. Buyers should be open to exploring different low-budget locations or property types that may still satisfy their needs and budget.

10) "Can you tell me about the neighbors and the neighborhood?"

While it's important for buyers to know about the neighborhood and the community they will be living in, it can be difficult for real estate agents in Uganda to provide detailed information about the neighbors. Privacy laws prevent agents from disclosing personal information about the neighbors, and it's not always possible to know how they will interact with new residents. Instead, focus on providing information about the local amenities, schools, and public transportation options in the area.

11) "What's wrong with this property?"

Buyers who ask this question may be looking for a reason to negotiate a lower price or may be concerned about hidden problems with the property. It's important to be honest and transparent about any issues or repairs that need to be addressed, but also highlight the positive features of the property. Work with the seller to address any issues before listing the property to avoid any surprises during the sales process.

12) "Can I make changes to the property after I buy it?"

Buyers who want to make changes to the property after the sale can be challenging for real estate agents in Uganda. It's important to educate buyers about any zoning or gated estate regulations that may limit their ability to make changes to the property, as well as any additional costs that may be involved. Encourage buyers to consult with contractors or architects before making any major changes to ensure that they are feasible and within their budget.

13) "Can you guarantee that this property won't lose value?"

Buyers who are concerned about the value of the property can be challenging for real estate agents in Uganda. While it's impossible to guarantee that a property will increase in value, it's important to educate buyers about the local market trends and potential risks. Focus on the positive features of the property and explain how they may contribute to its value over time.

14) "Can you find me a property with no flaws?"

Buyers who expect a flawless property can be unrealistic and challenging for real estate agents in Uganda. Every property will have some flaws or imperfections, and it's important to set realistic expectations with buyers. Encourage them to focus on the key features that are most important to them and be willing to compromise on some of the less important details.

15) "Can you show me properties outside of my budget?"

Some buyers may ask real estate agents in Uganda to show them properties that are outside of their budget in the hopes of finding a better deal or a property with more features. However, it's important to respect the buyer's budget and provide them with options that are within their price range. Showing properties that are outside of their budget can lead to disappointment and frustration.

16) "Can I buy this property without a home inspection?"

Some buyers may be eager to close the deal and skip the home inspection process, but it's important to educate them about the potential risks involved. Encourage buyers to invest in a home inspection to identify any issues or repairs that may need to be addressed before closing the deal. This can help to avoid any surprises down the road and ensure that the property is in good condition.

18) "Can you provide me with a list of all the properties you have available?"

Real estate agents in Uganda may be hesitant to provide buyers with a comprehensive list of all the properties they have available, as it can be time-consuming and may not be necessary. Instead, focus on providing buyers with options that meet their specific needs and budget. Encourage them to narrow down their search criteria to save time and streamline the buying process.

19) "Can you guarantee that I'll get this property if I make an offer?"

Real estate agents in Uganda cannot guarantee that a buyer will get a property if they make an offer, as it's ultimately up to the seller to accept or reject the offer. Instead of making guarantees, focus on providing buyers with guidance and advice on how to make a competitive offer based on the local market conditions and the seller's preferences.

20) "Can I see the property again before making an offer?"

Some buyers may want to see the property again before making an offer, which can be challenging for real estate agents in Uganda if the seller is no longer available or if the property is already occupied. However, it's important to accommodate the buyer's needs and schedule a showing if possible.

21) "Can you help me find a property without a commission?"

Some buyers may ask real estate agents in Uganda to help them find a property without paying a commission, which can be difficult for agents who rely on commissions for their income. It's important to educate buyers about the value that agents bring to the buying or selling process and the expertise they provide. Emphasize that working with an agent can save them time and money in the long run.

22) "Can you help me find a property with a guaranteed return on investment?"

Buyers who are looking for a guaranteed return on investment can be challenging for real estate agents in Uganda, as there are no guarantees in real estate investing. It's important to educate buyers about the local market conditions and potential risks involved, and encourage them to work with a financial advisor to evaluate the potential returns on investment.

23) "Can I move in before closing?"

Buyers who want to move in before closing can be challenging for real estate agents in Uganda, as it can create legal and financial complications. It's important to educate buyers about the risks involved and encourage them to wait until the closing date to take possession of the property.

24) "Can you find me a property with no HOA fees?"

Some buyers may ask real estate agents in Uganda to find them a gated estate property with no Home Owners Association (HOA) fees, but it's important to educate them about the benefits of an HOA and the potential risks of buying a property without one. Emphasize that an HOA can provide valuable services and amenities, and help to maintain property values.

25) "Can you find me a property with no down payment?"

Buyers who want to buy a property with no down payment can be challenging for real estate agents in Uganda, as it may not be feasible depending on their financial situation. There is the RAPI Home Scheme however that offers land purchases without down payments. It's important to educate buyers either about the RAPI Home Scheme or benefits of a down payment and encourage them to work with a lender to explore their financing options.

26) "Can you show me properties that are not listed on the market?"

Some buyers may ask real estate agents in Uganda to show them properties that are not listed on the market or those being sold under cover, but it's important to avoid conflict of interest and maintain professional boundaries. Instead, encourage buyers to focus on the properties that are genuine or currently listed and available, and work with the buyer to find the best fit

27) "Can you tell me how much I should offer for this property?"

Real estate agents in Uganda can provide guidance and advice on pricing, but it's ultimately up to the buyer to decide what their budget is and thus how much to offer for a property. Encourage buyers to do their own research and consider factors such as local market conditions, comparable sales, and the property's condition and features.

28) "Can you help me buy a property with bad credit?"

Buyers with bad credit can be challenging for real estate agents in Uganda, as it may limit their financing options and ability to buy a property. Encourage buyers to work with a lender to improve their credit score and explore alternative financing options such as seller financing or rent-to-own arrangements.

30) "Which locations do you have and what are the prices?"

This one is as annoying as the one that says "Can you show me properties in every part of the city?". Agents usually have listings in many locations within a district or a region and at many different prices. It would make an agent's job easier if buyers specify two or three locations of their interest. Showing them properties in Kololo when their budget is for Bulindo or Gayaza is not helpful, and showing them properties in Kasokoso when their lifestyle is for Naguru is equally annoying. Therefore, it's important for buyers to be specific about their location preferences so that real estate agents can provide more targeted options and save time for both parties.

31) "Can they accept half of the asking price?"

It's important for agents to explain to buyers that sellers usually have a minimum price they are willing to accept for their property and that making an offer significantly below the asking price may not be successful. Agents can work with buyers to make a competitive offer that takes into account the local market conditions and the seller's expectations. (NB: This question was submited by Wilberforce from Credo Management Services Ltd)

32) "Why do I need an agent if I can reach the seller directly?"

Agents should explain the value that they bring to the transaction, including their expertise in navigating the local market, negotiating the best deal for their clients, and guiding them through the entire buying process. Agents can also provide valuable insight into the property's history and potential issues, as well as access to a broader range of properties through their networks and connections in the industry.. (NB: This question was submited by Wilberforce from Credo Management Services Ltd.

33) "Are you sure you have experience, as you look young?"

I strongly belive that this question applies to many of the agents on the RED since about 80% of them seem to be below 40 years of age. To address this question, agents should explain the value that they bring to the transaction, including their expertise in navigating the local market, negotiating the best deal for their clients, and guiding them through the entire buying process. Agents can also provide valuable insight into the property's history and potential issues, as well as access to a broader range of properties through their networks and connections in the industry. (NB: This question was submited by Wilberforce from Credo Management Services Ltd)

34) "Why do we pay inspection fees or showing fees or search fees?"

Real estate agents in Uganda may charge inspection fees, showing fees, or search fees to cover their time and expenses related to property inspections, showings, and searches. Buyers should understand what they are paying for and ask for a breakdown of any fees before agreeing to pay. Negotiating fees or seeking out agents with transparent pricing can help buyers avoid unexpected costs. In some cases, fees may be waived if the buyer purchases a property through the agent, but it's important to clarify the terms of any fee arrangements with the agent to avoid confusion. (NB: This question was submited by Hubert from Kameruka Properties)

35) "Are you the owner of the property?"

It's not always clear why buyers ask this question, but it's possible that they assume that those who list properties on the RED (Real Estate Database) are the owners. As an agent, it's important to clarify your role and relationship to the property, and to provide accurate and honest information about the ownership and sale of the property. (NB: This question was submited by Hubert from Kameruka Properties.

36) "Who can stay in Kira?"

Some property buyers may express a dislike for certain areas, such as Kira and surrounding areas, without providing a clear indication of where they are interested in buying. This can make it difficult for real estate agents in Uganda to understand their clients' preferences and find properties that meet their needs. It's important for buyers to communicate their location preferences clearly to their agent to ensure a successful buying process instead of despising every suggested location that suits their budget while at the same time rejecting high-end (better) locations as to expensive. (NB: This question was submited by Hubert from Kameruka Properties)

37) "Why are they selling?"

Real estate agents in Uganda may encounter this question from property buyers who want to know the reason behind the sale. However, sellers in Uganda do not have a habit of disclosing why they are selling their property, as some sales may be due to distress or divorce issues. Encourage buyers to focus on the condition, location, and features of the property rather than the seller's motivation for selling. (NB: This question was submited by Denis from Rentwide)

In conclusion:

Real estate agents in Uganda may encounter a range of challenging and annoying questions from property buyers. It's important to maintain professional boundaries, be patient and transparent, manage buyers' expectations, provide valuable guidance and advice, educate them about the local market, and focus on the key features and benefits of the properties you are selling. By doing so, you can build trust, credibility, and strong relationships with buyers, increasing your chances of closing successful deals.

WHY LEASE AGREEMENTS ARE 49 OR 99 YEARS. - If you've ever examined a land title or lease agreement, especially in Uganda and many Commonwealth countries, you may have noticed a curious pattern: leases are commonly 49 years or 99 years, not a neat 50 or 100. At first glance, this feels arbitrary. Why stop one year short? Is it tradition, superstition, or bureaucracy? The real answer lies in a mix of British taxation policy, colonial legal systems, and long-term control over land. 1. British Taxation Thresholds: Where It All Began The o ....

HOW MUCH IS THE PROPERTY INSPECTION FEE? - If you've ever clicked on a promising listing then froze the moment you remembered you'd need to schedule a viewing, trust me, you're not alone. WHO WILL REAL ESTATE AGENTS VOTE FOR ON 15/01/2026? - You've probably noticed it too, scrolling through social media statuses, flags popping up, symbols changing, profile pictures suddenly saying more political statements than listing captions ever could. If you're a real estate agent in Uganda, this election season feels personal. And just when you think you're here only to close deals, politics knocks on the office door asking, so ... where do you stand? And here's the second "thought provoking" question that quietly creeps in before ....

DRIVE-BY PHOTOS ARE KILLING YOUR LISTINGS. - If you've ever uploaded a property and wondered why buyers didn't call, didn't click, didn't even linger for five seconds, pause right here. IT’S TOO EXPENSIVE: WHAT'S THE TRUTH ABOUT THE RED? - Every agent has said it at some point. "It's too expensive." Those three words have quietly killed more deals, more dreams, and more opportunities than any competitor ever could. And yet, what's funny is that in real estate, cost is never the real problem. Value is what truly matters, as you will see below. Are you really saving money, or just losing clients. Think of it like this. An agent lists a 3 bedroom bungalow for sale in Kira, market value 450 million. The 3% commission alone could c ....

LACK OF PROPERTY IMAGES MAY BE AFFECTING YOUR SALES. - If you've ever sat there wondering why your listings aren't getting the calls you expected, yet you know deep down that your prices are fair and your locations are solid, then you're about to confront a truth that most agents on the Real Estate Database, RED, quietly ignore. THE RED ISN'T JUST PART, IT IS THE PROPERTY MARKET. - Every real estate agent knows the frustration of chasing leads that go nowhere. You post your listing on a "general marketplace" and suddenly, your inbox is full of people asking whether you can swap land for a goat or whether your three-bedroom duplex comes with free airtime bundles. It's like setting up a luxury showroom at a cattle market, wrong audience, wrong energy, wrong outcomes. That's where the Real Estate Database (RED) stands apart. RED isn't juggling between cars, phones, shoes, ....

WHICH MANIFESTO IS THE BEST FOR THE REAL ESTATE SECTOR? - Seriously, how many times have you (the professional Ugandan real estate agent) heard a client say, "The title has issues," and watched a juicy commission vaporize into thin air?. It's the worst feeling, right, because your livelihood depends on land security and predictable policy, not the political wind. You're the unsung hero, the middleman struggling to push deals across the finish line when the goalposts keep moving, battling rampant land fraud and a painfully slow registry system every s ....

DON’T ATTEMPT TO SALE A PROPERTY THAT HAS ISSUES. - Real estate agents are playing a very dangerous game, and many of them don't even know it. Uganda's real estate sector is booming, but beneath the opportunity lies a silent danger. Many agents don't realize that one unverified property, or careless upload, or innocent listing can drag them into police trouble, CID investigations, or even prison. In this industry, a single mistake can ruin everything. The Invisible Line Between Business and Crime Most agents don't think twice before uploading ....

SHOULD BUILDINGS IN FLOOD ZONES HAVE BASEMENTS? - The recent floods in downtown Kampala felt like a nightmare that refused to end. Within  a few hours, the vibrant heart of Nakivubo and its surrounding ecological water catchment zones was swallowed by a violent surge of brown and greenish sludge. Businesses that once brimmed with life were reduced to watery graves, and the most heart-wrenching scenes emerged from the basements, where so many young entrepreneurs had planted their dreams. I am still struggling to process the horror. The c ....

PROFESSIONAL PROFILE PHOTOS GET MORE LEADS. - Every agent dreams of closing more deals, but here's the uncomfortable truth, buyers don't just buy properties, they buy into people. And the very first handshake you give them isn't physical, it's visual. It's your profile picture. Scroll through any property portal and you'll notice something right away. Some agents look polished, approachable, and trustworthy, while others either don't have a profile photo at all or slap in a blurry selfie or they have the default shadow place holder image ....

LISTEN TO YOUR AGENT, NOT YOUR FRIEND’S UNCLE. - Picture this. You're standing on a plot in Kampala, listening to your friend's uncle tell you that he bought his house in Entebbe for peanuts seven years ago. He's shaking his head, insisting prices will "definitely" drop again if you just wait. Meanwhile, your agent is showing you real-time market analytics data from the Real Estate Database (RED), outlining current demand in your preferred neighborhood and explaining how listings are moving faster than you think. Who would you rather trust, ....

THE MYSTERY OF THE DISAPPEARING PADLOCKS - Innocent, a former workmate and IT professional, woke up in the middle of the night and noticed through the vents above his bedroom door that the corridor lights were on, yet he clearly remembered switching them off before going to bed. When he opened his bedroom door and looked to the left side of the corridor, he saw that all the lights in the other rooms, the sitting room, kitchen, dining room, bathroom, and store, were also on. He was certain he had turned them all off before sleeping, as he ....

DUPLICATE RECORDS ARE NOT ALLOWED IN THE RED. - If this feels like it's about you, pause right here. You've uploaded a property, then uploaded it again with a slightly different price, then again because the photos were clearer, then again because the client changed their mind. It felt harmless, even strategic. More listings, more visibility, right? That assumption is exactly why this conversation needs to happen, and why it can't be soft, polite, or negotiable. Duplicate records are not allowed in the Real Estate Database (RED), and this is ....

OWN A PREFABRICATED HOUSE FOR LESS THAN UGX 100 MILLION. - A House in Four Months? Yes, Really. You can own a 3-bedroom home for less than UGX 100 million and the wild part is, you could be moving in within four months. Sounds like fantasy, right? Yet that's the reality with prefabricated construction. Instead of watching a mason stack brick upon brick for endless months, imagine walls, floors, and even staircases arriving on-site already made, then lifted into place by cranes and locked together like life-sized Lego blocks. A quick pour of concrete se ....

DEALING WITH SELLERS WHO ARE IN A HURRY TO SELL. - If you've ever sat across a desperate seller who keeps repeating, "I need this sold yesterday," you know that sudden tightening in your chest that feels like someone just dumped an hourglass on your desk and flipped it over. They want you to market, negotiate and close before you've even taken proper pictures. It's chaotic, it's noisy, and it's weirdly familiar to any agent. When the clock is ticking, the wrong move is expensive, and any silence feels like neglect. If you've been there, buckle ....

Here's the twist, the smartest agents aren't chasing at all, they're attracting the right people from the start. So the real question is, are you ready to find serious buyers who ....

BUILD A WEBSITE, THEN USE THE RED TO GENERATE LEADS/TRAFFIC. - So you've built a website for your real estate business. Great, that's step one. But here's the truth nobody likes to say out loud, your website alone isn't enough to get you clients knocking on your door. YOU HAVE THE MONEY BUT DON’T KNOW WHERE TO INVEST IT? - Money sitting idle is like an empty plot in a prime neighborhood. Its value is fully unlocked when built upon wisely. The same principle applies to real estate investing. Capital without direction is wasted potential, yet capital directed to the right opportunities turns into generational wealth. Why park your money in real estate and not elsewhere. Stock markets fluctuate with the winds of global politics. Bonds move at the pace of a snail. Startups promise the moon but collapse overnight. ....

RUNNING A PROPERTY MARKETING PLATFORM: WHAT YOU DON’T SEE. - Ever wonder what it's like to run a large property marketing platform that is linked to several other real estate websites? ARE YOU STILL DOING REAL ESTATE WITHOUT A PROPER WEBSITE? - If you're a real estate agent reading this and quietly thinking, "I'm doing everything on WhatsApp and referrals, it's working for now," pause right there. Now here's the uncomfortable part. While you're doing that, another agent is doing th ....

STOP READING MY BLOGS IN KAMOOLI (OR SILENT-MODE). - You know that feeling when you're scrolling through the RED blogs during your free time, not liking, not commenting, not sharing, just quietly viewing and reading from the sidelines? In Ugandan social media lingo, that's called being in kamooli. And believe me, I've seen more agents hiding in kamooli than I can count. Tonny Kalule, one of the top real estate agents in Mukono, was like that for a long time. He would read every blog, every article, every tip I posted. Silent. No likes, no ....

HOW MUCH IS A 50 BY 100 PLOT ALONG THE INDIAN OCEAN? - Some very sharp Ugandans have already started calling real estate agents, whispering confidently into the phone, "Boss, how much is 50 by 100 along the Indian Ocean?" Yes ... the Indian Ocean. Not Entebbe Road. Not Kira. Not even Garuga. The Indian Ocean. Apparently, we now skip the mainland entirely and go straight for the coastline, because, why not? If social media says Uganda has ocean access now, then surely someone must be selling plots on the beach, right? Since last week, the hype has g ....
