We need specific solutions for title verification, not just only the talk about economic transformation. Prosperity is fantastic, but we can't build skyscrapers on shifting sands, can we?
A new highway doesn't just cut travel time, it opens up new land for development, instantly boosting property values in those previously forgotten suburbs; that's gold for all of us. They're also big on wealth creation programs like the Parish Development Model (PDM), which, in theory and practically, puts money in citizens' pockets, thus significantly boosting the local housing market's demand side.
Does NUP even understand the land grabbing struggles (babitegeera!), or is it just about land reforms?.
Then you've got the National Unity Platform (NUP), headed by Hon. Robert Kyagulanyi, pushing for "A New Uganda Now." When you look at their proposals, one thing jumps off the page for the real estate sector: an explicit, forceful commitment to ending "rampant land grabbing". Seriously, folks, how much time and money have you personally lost dealing with boundary disputes or duplicate titles or outright fraudulent titles?. Land grabbing and land fraud are currently the biggest issues in the local real estate market.
If NUP successfully tackles corruption and instability in the Land Registry, a promise they make alongside their commitment to infrastructure, it fundamentally changes the game for real estate agents in Uganda. Suddenly, conducting land transfers becomes less risky, titles become bankable assets, and the transaction cycle speeds up.
Think about that: faster sales, less risk, more commissions. That sounds like a winner, but it hinges entirely on "execution", and that's exactly where most politicians get into issues regarding their glossy promises. Not just "property" or "land," but Housing. This direct commitment suggests a focus on the supply side, addressing Uganda's massive housing deficit.
For the general real estate sector, developers, financiers, large builders, this focus on Housing and strong infrastructure is a clear signal of government partnership. A robust, structured housing policy creates a predictable pipeline for investment. They've promised to "fix the economy," which is a foundational requirement, as a stagnating economy kills buyer purchasing power.
But while they are direct, the question is, how much detail is there on regulating the real estate sector, and the professionals facilitating the deals?.
