I. Thou shalt not forsake thy client in the hour of inquiry. (Don't ghost your clients.) Peter, a member of the Real Estate Database (RED), received a call as the clock neared midnight. He answered it gently, promising to respond fully by morning. His faithfulness bore fruit. For in the days that followed, he was rewarded with a deal worth thrice a hundred thousand. Verily, clients remember who shows up.
II. Thou shalt know thy listings as thou knowest thyself. (Know your listings inside out.) When an agent walks into a house and forgets how many bathrooms it has, confusion is sown. But the wise agent enters every room like a shepherd counting his sheep. He knows whether the roof leaks, the garden faces east, or the neighbor owns a dog. Such knowledge separates the diligent from the careless.
III. Thou shalt not pursue every glistening tool of vanity. (Don't chase every shiny object.) Dixon, in his zeal, paid dearly for a magic ad package with a little known property listing company. It promised him rivers of buyers but delivered only mirages. He learned that it is not the tool but the hand that wields it that brings forth harvest.
IV. Thou shalt treat the humble dwelling with the same glory as the mansion upon the hill. (Treat every listing like it's a mansion.) Even the one-room studio in Najjera has a story. For some, it is a palace of dreams. The wise agent dresses each listing with reverence, knowing not who shall fall in love with it at first sight.
V. Thou shalt follow up without weariness of heart. (Follow up like your life depends on it.) Wilberforce sent word again and again, like the persistent widow. On the third day, the client responded. And lo, a signature was made. Follow-up is not nagging. It is the rain that makes seeds grow.
VI. Thou shalt not speak falsely of urgency, but rather show it. (Don't fake urgency, create it.) If every house is "selling fast," then none truly are. But he who reveals the market trends, the rising tides of value, and the footfalls of buyers, he speaks with authority, and buyers take heed.
VII. Thou shalt incline thine ear before thou speakest. (Listen first, pitch later.) Lynn sat silently while the clients poured out their needs. She did not interrupt, nor did she preach. And when she spoke, her words were few but precise. She sold not a house, but a solution.
VIII. Thou shalt not present bare walls unto the people. (Don't underestimate staging.) An empty room is a wilderness. But dress it with light, and a rug, and a chair that says "rest here," and suddenly it becomes a promise. Homes that are clothed in warmth enter hearts faster than those that are naked.
IX. Thou shalt make plain the mysteries of land and law. (Never assume they know.) To thee, "leasehold" is but a word, but to the buyer it is confusion. Therefore, break the bread of knowledge and share it with the people. Use stories, use diagrams, even use jokes if you must. For an informed client is a trusting client.
X. Thou shalt be as a still wind in the storm. (Be the calm in their chaos.) When transfers delay and sellers waver, let not thy spirit tremble. The agent who is steady shall be the anchor. Clients seek not only keys to houses, but peace in the transaction.
XI. Thou shalt not despise the tools of the present age. (Tech isn't a trend, it's the terrain.) Grainy photos, and missing location pins, these are the marks of the slothful. But he who uses the Real Estate Database (RED), and uploads high-resolution images, and shares virtual tours, he shall be seen from afar.
XII. Thou shalt speak of homes as thou speakest of dreams. (Don't just sell property, tell a story.) Say not, "This house is four bedrooms," but rather, "This is where laughter will echo through the corridor, where birthdays will be celebrated under that old mango tree." For facts convince, but stories convert.
XIII. Thou shalt carry thy brand as a banner before men. (You are your brand.) Denis wore his confidence like a well-pressed shirt. Wherever he walked, people knew: "This man knows land." Be known not only for your listings, but for your presence, your ethic, and your style.
XIV. Thou shalt price with wisdom, not emotion. (Price is a strategy, not a number.) To price high out of pride is to chase away the buyer. But to study the terrain, to observe the houses sold nearby, to compare the gardens and gates, this is wisdom. And wisdom brings offers.
XV. Thou shalt not smite thy fellow agent with thy tongue. (Don't bad-mouth other agents.) Speak not ill of the broker, nor of the realtor, for the circle is small. What you speak in secret will return to you in public. Build bridges, not barriers, for collaboration often brings greater reward than competition.
XVI. Thou shalt honour the small deal as thou would the great. (One deal can build or break trust.) Emanuel once returned a forgotten house key. The act was small, but the echo was great. For the client spake unto five friends, saying, "This is the man who remembers." Character, not commission, is the true currency.
XVII. Thou shalt sow seeds of relationship continually. (You're not just in real estate. You're in relationships.) Send birthday greetings. Remember anniversaries. Write a note when the rains come. These seeds may not sprout today, but in due season, they shall bear fruit. Irene of Renewills knew this, and her orchard is now full.
XVIII. Thou shalt know thy city as a watchman on the tower. (Learn the land like a farmer.) If a road is coming, know it. If a neighborhood is rising, watch it. The boda man and the local tailor know things the map does not. Sit among them. Hear their wisdom. Use it.
XIX. Thou shalt not await leads as one who waits for rain in the dry season. (Don't wait for leads. Go make them.) Go out. Walk the streets. Speak at events. Be seen. For the agent who is invisible is forgotten. But the one who speaks boldly, who shows up, who gives his card with a smile, he is remembered when the need arises.
XX. Thou shalt remain teachable even in abundance. (Stay humble, stay hungry.) He who boasteth of yesterday's deal is unwise. For the market changes, and new agents arise. Stay hungry. Read. Learn. Grow. For real estate is a river that never flows the same way twice.
And these are the 20 commandments of the real estate agency business. Behold, those are the statutes and the sayings of the agents who prosper greatly in the land of bricks and deeds. They take dominion over listings and leads, they subdued the chaos of closing days, and they were called trusted. Let him who hath ears, hear. Let her who hath listings, heed. For in obeying these commandments, the agent shall prosper, and the name thereof shall be spoken with honor in every deal and every home.
