I DON’T HAVE ENOUGH MONEY TO START BUILDING, WHAT SHOULD I DO?

If you're waiting to have all the money before you start building, you might wait forever. That's the truth many aspiring homeowners never hear. Landowners across Uganda and beyond sit on idle plots because they believe they must first raise hundreds of millions. But is that always necessary?
A successful home doesn't always begin with a full bank account, it begins with a smart plan.
Moses bought land in Mukono in 2019. By 2020, he had only UGX 5 million left. Instead of waiting to hit UGX 100 million, he started with what he had. He dug a pit latrine, fenced off the land with simple poles and wire, and built a small store with iron sheets for materials.
Within a year, he was living on-site in a modest two-room structure. By cutting out rent, he redirected savings into the main house. He completed the foundation the next year, then the walls the next. Now, in 2025, Moses is putting on the roof, one paycheck at a time.
So how can you do the same?
Break the house into phases. You don't need a mansion in one go. Can you build a one-bedroom shell first? Can you pause at roofing and resume later? Phased construction is not only affordable, it's practical.
Use affordable building technologies. Interlocking stabilized soil blocks (ISSBs), prefab panels, and recycled materials can reduce your construction cost by up to 30 percent. Have you considered them?
Talk to contractors who accept phased payments. Some companies, like Lincon Construction, allow you to build while paying in affordable installments, even over 10 years. Why not live in the house as you finish it?
Leverage your social capital. Family, friends, and SACCOs can be powerful allies. One woman in Wakiso gathered her chama group and raised UGX 20 million in three months. That was enough for her walls.
Cut unnecessary expenses. Are you still renting a three-bedroom when you could live closer to your plot in a smaller unit? Each shilling you save in rent accelerates your build.
Invest in a good house plan upfront. A smart architect can save you millions through efficient design. How many people lose money because they start building without a plan?
You may not need more money. You may just need a better approach.
So ask yourself, what can I build with what I already have? What's stopping you from digging the first trench, even if it's just symbolic? Dreams don't start with budgets. They start with decisions.
