Being a real estate agent in Uganda is not just about matching people to properties, it's a constant hustle that stretches your patience, tests your resilience, and can leave you physically and emotionally drained.
Let's talk about the real cost.
You Work, But You Don't Always Eat
How many jobs can you think of where you show up every day, put in real work, and still walk home with nothing in your pocket? In real estate, it's not uncommon to spend weeks showing a property, following up on leads, and negotiating with clients, only for the deal to fall through at the last minute, or worse, get hijacked by another agent.
Imagine taking a client to view ten different properties in sweltering heat, only for them to go silent or, as many agents say, "ghost" you. You're left footing your own transport bills, time wasted, and zero commission. Some agents have even had to borrow money for boda-bodas to meet clients who never show up.
The Risk of Being Robbed or Assaulted Is Real
If you're in this field, you already know the fear that comes with meeting a stranger in an unfamiliar location. There have been cases where agents were lured into "client meetings" only to be robbed, beaten, or scammed. The lack of verification tools for prospective clients means you're constantly gambling with your safety.

The Pressure to "Look the Part" When You Can Barely Afford Rent
Presentation matters. Clients expect you to look like success even when your bank account tells another story. Agents often spend on clothes, grooming, and smartphone upgrades just to be taken seriously. Yet many don't have medical insurance or a reliable income. You're branding yourself constantly, living on the edge of image versus reality.
How long can you keep up appearances without cracking?
Commission-Only Means No Work, No Pay
Unlike salaried jobs, most real estate agents in Uganda earn purely on commission. If you don't close deals, you don't get paid. There's no base salary, no allowances, and no fallback plan. It's a feast-or-famine cycle.
One agent, Peter from Ntinda, shared how he went three months without closing a single deal. He was evicted from his apartment and had to crash at a friend's place, all while still putting on a brave face during client meetings.
Can you imagine building your career on hope alone?
You're Expected to Be the Middleman, Expert, Psychologist, and Punching Bag
Clients will call you at midnight. Landlords will change prices last minute. Buyers will blame you for potholes on the road to the house. And you have to stay calm through it all. You're expected to know land tenure systems, construction quality, legal processes, negotiation tactics, and more, all while smiling.
Sometimes, it feels like you're everybody's scapegoat.
Fierce Competition and Backstabbing Within the Industry
The agent community is large, but trust is thin. Fake properties are rampant on social media. You share a listing with a fellow agent, and before you know it, they've bypassed you and gone straight to the landlord. Agents often work in silos, guarding their leads like family secrets.
It makes you wonder, is this competition making us better, or just more paranoid?
So, why do people stay?
Because every once in a while, you close that one big deal. You help a young couple buy their first home. You land a property worth billions. And in that moment, it feels worth it. That's what keeps many agents going, the hope of something better just around the corner.
But the questions remain:
- Are we doing enough to support real estate agents in Uganda?
- If you're an agent reading this, how are you protecting your energy, your time, and your safety?
If you're a client or a developer, do you really understand what it takes to be on the ground, showing homes, chasing deals, and keeping up appearances when the system is stacked against you? Maybe it's time we stopped romanticizing the hustle, and started talking about how to make it more sustainable.
